42-unit loft-style living complex is designed to anchor Vista’s Art and Culture District

(San Diego, CA) Tideline Partners is starting construction on Terrace Lofts in downtown Vista’s “Arts and Culture District”. Originally scheduled for a March groundbreaking, Tideline navigated the challenges of the coronavirus pandemic to break ground this September.

“For thousands of years Vista’s land was home to people that existed in harmony with Mother Nature. Luiseño and other native tribes, ranchers, and farmers all created a living and drew inspiration from this land. That’s the spirit of the people here today – the brewers, makers, small business owners and artists, living and working in Vista.” said Lev Gershman, Founder and Managing Partner of Tideline Partners.

Gershman worked in downtown Vista while attending local colleges in the 90s. He recognized a renaissance in Vista coming out of the great ’09 recession as local artists, brewers and small businesses were sprouting up in the charming and walkable downtown. Gershman noted the foundation for this transformation was enabled by City’s leadership and staff’s sustained focus on the downtown over many years.

In fact, Vista’s leadership and community members created a comprehensive Downtown Community Plan to revitalize the downtown and cultivate a cultural heart for the community. The City also had the foresight to get much of its Downtown designated as a federal Opportunity Zone, a favorable IRS qualification that attracts private investors and entrepreneurs to invest in the downtown. According to Gershman, “there is long-term value in the infrastructure, irreplaceable history and charm of the downtown. We are excited to be part of Vista’s story and contribute to its growth for many years to come.”

Terrace Lofts will be a five-story apartment building designed for a discerning renter looking for a home in a walkable and well amenitized neighborhood. Unlike most developments that profile for a specific demographic, Tideline Partners believes Terrace Lofts will attract residents similar in their spirit of creativity, curiosity, and appreciation of the arts.

“The intent is to provide amenities and an experience that you don’t typically have as a renter,” said Chris Schoeneck, Director of Development at Tideline Partners. “The experience of the resident is what we concern ourselves with most.” said Schoeneck a trained architect managing the design and construction of the project.

Project highlights and amenities include:

● A maker garage complete with roll-top metal door, workbench and tools will give residents who are makers or tinkerers a place to work on bikes, home projects, and hobbies.
● A rooftop nest, an intimate rooftop deck fifty feet above the city life, with a heated trellis, plant wall, barbeque, and firepit.
● A customizable outdoor courtyard with event lighting and sound for tenant and community gatherings.
● Weatherproof outdoor bike lockers complete with power to charge electric bikes or scooters.
● Oversized balconies that give an outdoor ‘living room’ to every apartment.
● Ground floor live-work units engaging the street with oversized walk-up terraces and designed with artists and makers in mind.
● Sustainability features including: EV parking spaces, recessed LED lights throughout, ceiling fans and air conditioning, energy efficient convection microwave ovens, smart thermostats.

Additionally, and unique to Terrace Lofts, is the aesthetic detail that will be added to the building. A 60-foot tall mural, the largest in North County San Diego, will be painted on the exterior building wall facing the historic core of the downtown. Each of the building’s five floors will be individually curated to celebrate modern and culturally significant artists.

Terrace Lofts is expected to begin leasing at the end of 2021.
