Tideline Announces Coastal Retail Redevelopment
Design completed, anchor tenant secured and construction commencing this fall.
OCEANSIDE, Calif. — Tideline Partners announced that construction is scheduled to begin this fall on the repositioning of an approximately 9,000-square-foot retail property at 1916 South Coast Highway in South Oceanside. The redevelopment reflects Tideline’s commitment to thoughtful, community-focused real estate investment and to Making Places Better®.
Following its acquisition of the property, Tideline completed the project’s design and is processing permits with the City of Oceanside for a comprehensive renovation that will transform the longtime single-tenant building into a curated, multi-tenant lifestyle retail destination.
The redevelopment will introduce new storefronts, upgraded building systems, landscaping, a refreshed architectural identity and a more active, pedestrian-friendly presence along South Coast Highway. Sustainability features include a 42-kilowatt rooftop solar array, high-performance insulated glazing that maximizes daylight while reducing solar heat gain and a high-albedo cool façade to reduce energy demand and the urban heat island effect.
Tideline is pleased to be partnering with Michael Praggastis, Founder and CEO of White Cloud Properties, and thanks Greg Gershman, Principal of Tideline Partners, and Clark Rorbach, Vice President of Kidder Mathews, for helping source and secure the wellness anchor tenant. Additional complementary tenants will be announced as the project progresses, with initial openings anticipated in 2027.
