Pepper Tree is a ground up 89-unit mixed-used by-right development in the historic core and Opportunity Zone of downtown Vista, CA (San Diego MSA). The off-market opportunity stemmed from a decade long relationship between Tideline Partners and the landowner. Following the Sponsor’s completion of Found Lofts, an award-winning 42-unit project located a few blocks from the Family’s property, the Family approached the Sponsor to develop the Project.
Project neighborhood is characterized by safe, clean and pedestrian friendly streets, improved with art, lighting and landscaping. Located on one of the best corners in the downtown, the Project is surrounded by restaurants, breweries, cafe’s, entertainment and is a short walk to a wonderful family-owned grocery store and the Vista transit center. Sponsor has deep roots in the neighborhood, with a respected reputation among City and elected officials, business community and neighbors. Sponsor completed several acclaimed developments in the immediate vicinity and is deploying the same field-tested engineering and construction team with a track record of meeting budget and schedule.
Project site has been held by the same Family for over seventy years. Investment in this Project represents a generational opportunity to develop a prime hard-corner site designed and managed for long-term equity appreciation and tax efficiency.
