Found Lofts is an award-winning Opportunity Zone development completed in 2022. As an early pioneer of Opportunity Zone financing and development, Tideline structured and capitalized what is widely regarded as San Diego’s first OZ project. Tideline acquired the site from the City through a public-private partnership, secured a discretionary density increase, and helped modernize the municipal code— adopting compact parking, micro-units, and flexible live-work standards.

Built at the height of the COVID-19 pandemic with general contractor Richard & Richard Construction, the project was delivered on time and on budget—performance recognized by Torrey Pines Bank. The asset was refinanced with a Fannie Mae agency loan for long-term hold and is asset-managed by Tideline.
